I'm coming to the end of Concept Design stage on a renovation project and wondering how others go about working out their fees and how they formally document them with the client.
In my original contract I nominated a fee for Stage 1 (Concept design) and for Stage 2 (BA documentation) I noted TBA. Further along in the contract I explained that the actual build/reno cost is unknown until it can be quoted by a builder later in the process and that it would be a percentage of that cost.
I have had a verbal conversation with the client, as to what percentage it may be however I am a bit unsure of the next step.
Note: The client would like to put the project up for tender himself.
Would I obtain my own quotes from Builders or do Designers go to Quantity Surveyors to obtain the projected build cost?
Also how would I formalise the percentage that I wish to charge - does it become a new contract with the TBA part filled in and new date of agreement?
